Terms of service
These terms apply when you subscribe to Starts Nearby. Last updated 4 November 2026.
Who we are
Starts Nearby is a project of Charles White, a sole trader in Sydney (ABN 93 404 137 376). We are not registered for GST, so no GST is charged on our prices.
What you get
A weekly list, sent by email as a PDF every Monday, of new builds in your council areas that have a construction certificate or complying development certificate. Either one is the certificate NSW requires before building work can start. The builder still has to appoint a principal certifier and give notice before work begins, so we can't say when work will start.
Your first month is free
We don't ask for card details to start. Before your free month ends, we email you to ask whether you want to keep Starts Nearby. Nothing is charged until you decide to keep it. If you say no, or don't reply, the lists stop and you owe nothing.
Price and payment
Your monthly price is the one in the email we send you before your free month starts. It is billed monthly in advance by card or by invoice, whichever you prefer. Card payments are handled by our payment provider. We never see or store your full card number.
Cancelling
Cancel any time by replying to any of our emails or writing to hello@startsnearby.com. There is no lock-in and no cancellation fee. Cancelling takes effect at the end of the month you have paid for. You keep getting lists until then and we won't charge you again.
Changes to the price or these terms
We will email you at least 30 days before any price change or any change to these terms that affects you. If you don't accept it, you can cancel before it takes effect and you won't pay the new price.
If we stop the service
We can end your subscription by giving you 30 days' notice by email. If you resell or republish the list, we can end it straight away. Either way, we refund any part of a paid month you won't receive.
Using the list
The list is for your own business use, by you and your own staff. Please don't sell it, pass it on to other businesses, or republish it in whole or in part. Don't use it to build profiles of property owners or combine it with other information about named people.
Where the data comes from

We build each list from the latest public records, but those records can be late, incomplete or wrong, and many records don't name a builder. We can't guarantee the list is complete or error-free, so check a site before you rely on it. Starts Nearby is not endorsed by, or connected with, the NSW Government, any council or any other government body.
Our responsibility to you
Our services come with guarantees that cannot be excluded under the Australian Consumer Law. Nothing in these terms takes away those rights.
As far as the law allows, if a list we send falls short, our responsibility is limited to sending it again or refunding what you paid for the period affected. Apart from those rights, we are not responsible for business decisions you make using the list.
